Yes, several areas around downtown are going through the transition you speak of. You will get the most bang for your buck in the ares of west Tamps just west of the downtown riverwalk. These areas are all wise investments. I recommend the communities below. However, note that there is still some petty crime in Old West Tampa and North part of North Hyde Park. However, these will drastically improve within time. All other areas of very safe. Just note that south of Kennedy is very expensive. These communities are awesome you can run, walk, or ride your bike to downtown locations, restaurants, shops, malls, etc. And freeway access is perfect.

4. Old West Tampa
5. Northeast Macfarlane
Oakford park and armory gardens are a different list than old West Tampa and north Hyde Park. One is gentrified the other still urban pioneer territory, there are good pockets especially south of Cass which still gets you in South Tampa school boundaries. IMO anyway.

Good evening Tampa

I 'am here in Tampa and about to head back to very chilly Washington DC on tomorrow. Again thanks to the various respondents in assisting me in my search. Here is where I 'am at:

Prior to coming here, a present associate of mine who lives in Punta Gurda informed me to search for an area that is deed restricted. i first searched Tampa Heights and Palma Ceia west and realized what I was informed by my associate as to the disparity between homes. There are some nice homes in these area however sprinkled throughout these neighborhoods are homes that just leave much to be desired-like what is this and who lives here. No uniformity whatsoever. These poorly kept homes really can set the stage for the entire neighborhood. Living in the northeast for the time I have I 'am used to seeing less disparity regarding the aesthetics of homes within neighborhoods.

Not sure of how the gentrification process is playing out here however in DC people are coming in and in many cases tearing down smaller homes and rebuilding or attaching large additions to the homes and giving them an entire makeover. I don't see that happening here I guess because people in DC just have he financial means to do just that vs Tampa. Tampa heights was very shabby vs Palma Ceia however the proximity to DT can make it a potential steal if people come in and put money into those homes.

After researching these two neighborhoods I did not go further to search the remaining locals as I decided Harbour Island or Channelside are the two places I prefer. I may have to up my target price to get what I desire however with all the proposed development going on in DT Tampa i think purchasing in these areas will be a worthy purchase and excellent investment.


Tampa has so much to offer regarding amenities and I love the vibe here. I look forward to the move here soon and again thanks for all your assistance in the process.

You bring up something that has always confused me about the affinity that many have for South Tampa and environs.

I can't understand the hodgepodge of homes in this area, and how there's often a brand new McMansion that is bookended by two 1950s bungalows that look like crap. Add to that the narrow and poor condition of the streets, lack of sidewalks, and uncontrolled retail development along the major thoroughfares that has clearly taken place over many years.

Not to mention the condition of the infrastructure in this part of the county, too. Flooded streets, etc., etc.

The housing stock within the older communities within Tampa are very small, simple and dated. They lack any sense of character or incorporating quality construction. When you couple that with the neighbor's automobile parked on the front lawn or the children's toys strewn onto a makeshift driveway it really detracts from the sense of neighborhood.

Just one of my cons I have for the Tampa region.
