I’ve narrowed my search down to Lithia and Lakeland Highlands. If we did Lakeland Highlands, though, we would do charter or private schools. Lithia we would do public schools so that gives Lithia the edge. My question is how bad is the commute to Lakeland from Lithia? Mapquest says 30 minutes but I’ve heard traffic is horrendous.

The job is located at kidron Road, Lakeland 33811 if that matters.

It depends where in Lithia you're talking about.

Traffic won't be an issue, as you'll be doing a reverse commute. Traffic would be the least of my concerns. If you're in the Fishhawk Ranch area, the quickest way which doesn't seem intuitive is to go south on Lithia Pinecrest to SR 39, then north. That's about a 23 mile commute that will take you roughly 35-40 minutes.

I live in Lithia and Lakeland is one of those places where you "can't get from here to there". That is, there's no direct routes and you'll pretty much have to go cross country at some point.

This isn't a bad thing, just something you should be aware of.

What about Fish Hawk? I didn’t realize Lithia was big enough for different areas lol

Lmao I meant to say what about areas other than Fish Hawk but obviously didn’t lol

Are there areas in Lithia that would be closer to Lakeland than others?

Incrementally, but no. 5-10 minutes different, maybe. And not as nice as Fishhawk.

Thank you! I’m a little worried about the extra fees of Fish Hawk. I really want to keep my monthly fees to a minimum, if possible.

You can easily see what the CDD fees will be on any property listing in Fishhawk as they have to be disclosed. Probably around $2,000/year in CDD fees based on the last thing I heard about them. Add to this the HOA fees, which are probably a couple hundred a year in most cases.

CDD fees will be escrowed in most cases, so take the CDD amount and divide it by 12 to get the amount to add to your P&I.

$2000 a year is manageable but I’m not liking the references made to living in the ghetto at schools!
