Not that I'm aware of.

As for renters and their shenanigans, get used to it. Any neighborhood that had median priced homes and was around during the economic crisis got a bunch of the homes bought up by institutional investors unless their bylaws prevented it.

As a result, a lot of neighborhoods have a decent number of rentals owned by places like American Homes and Invitation Homes. If the HOA is good they'll have these properties under their thumbs so they don't get out of control.

Best way to see what's going on in a deed restricted community is to look at what's going on with the HOA, as they'll be dealing with any issues if they exist.

I think the homes towards 301 are much older compared to the other side. It is really a big community with multiple sub divisions with in it, some are gated and some are not.
I heard about the shooting last year was pretty bad, I also heard that there are constant car break-ins (just people not locking their cars at nights).
There are newer communities around panther trace now where most people are moving into.

Older is relative.

An “older” home in Panther Trace would be 10-12 years old, or thereabouts.

And thefts from unlocked cars are not “break-ins”.

You’re sensationalizing things that aren’t. People opening unlocked cars and taking the contents are crimes of opportunity, not violence. For that matter, in any high density housing area like this you'll find it happening quite often, and in many cases it’s the resident’s offspring and their friends doing it.

Is South Pointe or Summerfield run down or not safe because they are near Panther Trace. I just want to know other options if I can't find a home in Panther Trace. I should be coming to visit in person in a few weeks.

Define “run down”.

I’m not trying to be snide or sarcastic, but some people see older 1980s architecture and immediately assume the property is “run down”.

The areas you mention are quite nice and perfectly safe to the best of my knowledge. Yes, they’re older than Panther Trace, but still nice areas. Your tolerance for such things is the only determining factor here, so rather than get predisposed to the idea these areas are somehow lesser, sit back, keep an open mind, and drive through the area.

I left Florida last year (need to change my screen name - lol), but I worked in that area quite a bit when it was new construction. I would highly recommend if you buy that you have a thorough home inspection by a seasoned professional/contractor. Many of the homes suffered from installation of defective (aka Chinese) drywall. While I would expect that all affected drywall should have been remediated by now, the after effects of corroded wiring, A/C coils, copper piping, etc. may still exist.
