I live in Chicago, so your traffic isn't really traffic to me!
Besides, I use delivery services a lot as well.

I think Island Estates is a great choice, my parents spend most of their social time out there. There is plenty to do and to get off the beach isn't that bad, coming back on to the beach just don't go during peak hours (10am-noon and before dinner/sunset). Another choice for the same lifestyle would be Belleair beach and sand key area. I've lived in Belleair Beach, Sand Key, Belleair and off of Druid where Belleair turns into Clearwater. It won't be so great when a CAT5 gets us. Our luck won't go another 100 years.

This is true but it is not realistic to decide on where to live over such a small possibility unless the person lives in hyper fear.

Great info, thank you and I will check these areas again. I didn't give this area much time on my last trip.

Since I work from home also, if I could afford it I would live on Island Estates. My wife just said all she needs is a Publix, so she says yes too. The traffic is horrible coming and going but over time I think you could get to know when and how to avoid most of the pain.
