Hello all. We are looking for a home, thought to do with this market, in the East Lake corridor.

We saw one that was a possibility in the Eagle Watch subdivision of Boot Ranch off East Lake Road.

The FEMA flow maps show it as X even though it is a block away from the South Cove portion of Lake Tarpon.

Realtor.com has it as 5/10 flood risk.

Anyone have any knowledge of that area they can share?

Look on the county flood map. It will be the most accurate as it will include any LOMAs that might be in force for the property.

FEMA flood zone X is good. Those don't fall within the SFHA and flood insurance is not mandated. Those are the areas least likely to flood. The areas of concern are the "A" zones (A, AO, AH, AE, etc.).

I don't know what Realtor's 5/10 flood risk means, but FEMA doesn't see it as a serious issue.

Distance from the lake isn't very significant. Elevation is what will determine the zone and the likelihood of a flood.

Look here. Put in the address and it will tell you what flood zone you are in. It will also show you how close you are to a flooding zone.

The flood ratings on many of the realty sites such as Redfin and others are often wildly wrong. The only way to accurately tell is by looking at the FEMA and county web sites.
