What are the good subdivisions in/near Wesley Chapel?

I'm looking for ones in the district with the best high school.

Budget is $800k+

With that budget why not move to Palm Harbor? The schools are great and it's close to the beach...Wesley Chapel is anytown USA...cement jungle...

Not seeing much new construction there. And if the base price is $800k, with options and lot it will be about $1.2-1.4 mil

$800K will still buy a lot. I lived in the Meadow Point II area for close to 10 years and liked it a lot. That area has good schools in the neighborhood, elementary through college if you wanted to. It is also close to the mall, BBD, etc.

The best High School in Wesley Chapel would be Wiregrass High School. Look at the zoning map to get the idea of communities you will be considering. Depending on your needs community wise you might end up with only few to chose from. Newer communities zoned to Wiregrass High would be The Ridge, Estancia, Union Park, Arbor Woods. Older - multiple subdivisions within Meadow Pointe community. Newer home doesn't mean anything so as new community. We looked at one mentioned above and decided to to go after any home within that community for obvious issues. Something to keep in mind.

That being said, there are better than Wiregrass High schools but not in Wesley Chapel. Lutz for example. for $800K it still possible to get something there, but be careful either way. Rezoning can move you from one school you specifically buy to be zoned to to completely different one.

Huh??? Have you looked into East Lake? Also has a Palm Harbor zip code. TONS of new construction.
