One thing I forgot to add was being able to travel to my interests in my OP within 15-30 minutes from my house.

You didn't say your price point and what size home you are seeking. Are you looking to rent or buy?
Prices of course have skyrocketed over the past several years. However, there seems to be some pullback recently, especially as mortgage rates have increased. A number of houses for sale have shown price reductions.
Dunedin is spread out geographically. I would look around the downtown area. It's nice to be able to walk to the restaurants, shops, and breweries. You can also drive a golf cart around the downtown area.

You might also look at Treasure Island and neighboring Madeira Beach. For a more laidback/less touristy vibe check out Indian Rocks Beach.

I agree with this. Venice is a great little gem, and you can walk from downtown to the beach. Easy drive to Sarasota as well. Be sure to check it out!
