It sounds a lot like Seven Oaks due to the same developer I guess. Would love to hear from someone living their... Interested in commute time to I-75. Sales people are saying it's under 10 minutes any time during the day and I don't think so... Schools?

Also, if anybody knows about upcoming projects related to roadway extensions? Overpass towards Zephyrhills? Overpass at I-75? What about that connection at new intersection of SR 54 just east of Curley Rd?

We had a home build in 2007 and backed out due to a couple of factors.

Housing market going down and badly build, the last was the part that worried us even more.

Right now new builder are building so that may be different but the HOA/CCD is very high for the location and what you get for it compared to Seven Oaks.

I went there and looked like most homes how were build within last 2 years. Looks like they building better quality homes now (or at least it's my hope). Living and commuting from Watergrass compare to Seven Oaks will add at least 20 minutes to commute (from Watergrass to Seven Oaks, one way, during no school time).

It's hard to compare ANYTHING with Seven Oaks. Seven Oaks is better for many reasons - established community, location-location-location, better amenities, but to build a new house there would cost extra $80K (same model of Standard Pacific).
Other/older houses are way overprices in my opinion. Even though Seven oaks is a great community I don't see how 8 year old 2800 sq.ft. house could cost $350K+...

Wiregrass CDD is around $1800 a year and their HOA is $70 for a year.

What suprised me was the price for standard lot. I my opinion standard lot should be included in the price of the house, but SP wants 3-7K for lot between 2 other houses backing up to other houses...

Parts of Watergrass were build by KB homes in 2006-2007 and it looks like a different section but it is part of Watergrass and has the same high CDD and HOA fees and for the first year or longer there wasn't even a Clubhouse, etc. what was incl. in the CDD. I'm not sure if that ended up to be discounted due to the delay of that being build due to the housing market down turn.

Are you talking about Bridgewater section?
They have different builders to attract different people due to different price range.
To be honest I was not inpressed with their clubhouse - it's too small in my opinion, but it's better than nothing. Their pool looked small as well and surrounded cheaper houses (??? why???)
They have small playgrounds at each subdivision which is nice. There is an elementary school on a site (no school bus service?)
By looking at their map you can see a lot of green space, and some of it will be developed sooner or later. All roads without lots at the end will be extended in the future.
I mean there is a potential in that community and for someone who used to commute the location might be perfect. Too bad Curley Rd is 2 lane road with no plans for widening...

I sure hope KB did a better job up there than they did down this way and further south.

We moved to Wesley Chaple from NC in Dec 2015. We bought a house in Watergrass that was built in 2013 by Westbay. The original owners only lived in the house about 7 months before they had to relocate for work. We live in Watergrass in the Summerglade Villa. I know many people feel the community is further out of the way from the town center and outlets, but I am thrilled with the location it is about 15 min from the Shop at Wiregrass and the outlet mall, but is peaceful. We may hear a cow every now and then. Yes the commute esp into Tampa can be long, but I will tell you that in 11 months our home estimated value has went up by $50000 no joke. We just had it reappraised before we but in our pool and now our estimated value is $65000 over what we payed my husband laughs that I made him move 7 miles out from the walmart, but it was a great investment.

The schools are ranked as an a for the neighborohood elementry.school is ranked as an A and the middle and high schools are rated high B's. The club house expansion was completed earlier this year and now includes state of the art gym, child play area, meeting space, catering space and jr olympic pool. The phase 2 is well on its way and home prices range from the upper $200000 to over a million plus. The housing market is alive and well we had 3 neighbors who have moved either due to relocation or downsizing and they all sold in under 45 days and with a nice profit for the seller.

3 out of 10 your posts are exactly the same... What's wrong with you?

Check your facts, two out of three schools Wiregrass is zoned to are C rated schools, and only Middle is B rated. Just saying... Sorry to spoil your perfect dream. School Accountability Report
