Hello,

I couldn't find my location so I just decided to post in the main forum. My husband and I are buying our mobile home in Bell county. I need to know our rights. Since we technically own our mobile home our rights are different. We rent the lot.

The main problem we are having right now is about lawn care. We spent money to remove a couch that was here that the previous mobile owners had. We were told that we could be fined and not the land lord. I'm not too upset because its already been dealt with.

Our problem now is actual lawn care and we're not the only two people dealing with this. The mobile park owner has decided that he is no longer going to mow everyone's grass. Most people here either own their home or are paying mortgage for their home. Some of the people who own their homes are elderly.

None of our leases mention lawn care. So, what are our rights? Can the land lord legally fine us for not mowing our lawn?

Do you have a lease? If so it should spell out your obligations. It it does not say you are obligated for maintaining the site, then that is the landlords obligation.

If you do not have a lease then you are on a month-to-month rental and the landlord can change the terms any month with 30 day notice. Your options are to accept then or move. If those obligations are not spelled out in your current rental agreement then you are not obligated by them. If the landlord wants to change your obligations, he must give you 30 day notice. If he did not give you 30 day notice then you have no obligations until next month. At which time you can agree to it or move.

Who is going to fine you? The only contract you have is with the land owner. No one else can fine you, they have to fine the land owner.

You can be right but if he doesn't mow the yard you may have to. The lease should spell out who does the yard work. Many times it is the homeowner.
