OP does not indicate if they are buying land for housing or horses...

So .... Buy a LOT of land if you desire privacy. (Several thousand acres).

Neighbors from hxll can be anywhere, including Texas. Thus there are a lot of HOAs for 5 acres or less in my current region of Texas. (Hill country). +/-

Those Hill Country HOAs are still basically residential subdivisions with large lots - I call them "exurban residential." They're not true rural living. Rural living by definition means your next door neighbor can put up a trailer house.

Not specifically, but in common usage "buying a piece of land" is used to refer to something other than a house lot. Yes, if you buy a lot in a platted subdivision, that is technically a "piece of land" but most people would call it a "lot" and when you say "land" they think in terms of multiple acres defined by metes and bounds. Those kinds of properties are generally rural.

Farm Credit is a pretty good company.


I have an 18 acre island with 10 waterfront acres across the short channel. Its off Rockport and I'm 700 miles away so dont use it, Great for fishing- birding.
