i am spanish, i live in south Spain, i want to buy a cheap single family home as an investment in Texas to rent it later, here in Spain and the rest of European Union i can,t afford it because they are very expensive, i can spend up to 150 k. my doubt it,s that i don,t know if this is a good idea as i see in internet few homes in Texas to rent, it,s not popular to rent homes in Texas ?? what,s the best area or city in the state to buy a home for renting it later for these prices ?? it compensate to get a rent from the home you buy after see how high taxes, water and electricity rates there are in TEXAS ?? i would thank very much some help as i don,t know what to do, I need to invest my short money this year because in the bank it will dissapear very soon, greetings from Andalucia, south Spain.

I would put that money into stocks and funds, they appreciate better than house prices.

Also more risky. The good thing about Texas RE is that you can get good cash flow on the properties. I've seen some people getting about 15-20% return on their investments before expenses and probably after expenses are paid they have about 10% gains. In other states like CA where the RE is more prone to boom and bust cycles you usually see negative cash flows because the people who own the property are hoping that appreciation will get them in the positive range. Texas RE doesn't depreciate much and doesn't appreciate much either (like 3-4% per year - which sucks for appreciation).

My dad has had constant good results with funds(not so much with single stocks) funds can drop but always rebounds in a few months or years. You pay no property taxes, no insurance, no HOA on stocks so its easier to track than real estate. Also being a landlord isnt that easy, some tenents are late or miss the rent payment, others will have wild parties and damage your house then just walk away, never to be seen again the day their next rent payment is due. My dad used to be a landlord years ago and he was making a small loss every year despite him charging high rent costs. He had tenents that trashed the apartment unit, many that wouldnt pay rent and he had to evict them(while they stayed a whole month rent free) My dad will never be a landlord again and also my dad refuses to invest in real estate, his investment is in funds and that works for him.

You can buy a beautiful home in McAllen for that kind of money, and the area is booming. so prices are going UP

Well If U Do Chose 2 Go W/ Realty U Can Always Try And Do Applications 4 Who Ever Wants 2 Move In. That Way U Can Get A Background Check On Them So U Can Know Whos Got A History W/ The Cops And Disturbances And What Not

I have purchased several rental houses in a town in East Texas. I live on the west coast where you can't get cash flow due to high real estate prices. You can generally get break-even or better in Texas, but insurance and taxes are high--ok if you need tax write-offs. Best bet would be use a property management company if you are out of the country. I manage my own from out of state but I travel to Texas often--I really like it there except for summer heat. If you want a place you will later live in, you can get a very nice 3 bed 2 bath house in a nice neighborhood in many small east Texas towns. You can probably get about $900 rent for that kind of house.

los Mexicanos son presentes por todo Texas, California, Nueva Mexico (un estado), y Arizona.
Ciudades que tienen una importante cantidad de personas que hablan español son: Los Angeles, San Diego, Dallas, Houston, phoenix, Chicago, Nueva York, San Antonio, y Albuquerque.
Los mas barato ciudades son: Dallas, Houston, Phoenix, San Antonio, y Albuquerque.
Sí es popular para alquilar aquí.
