We're looking for recommendations for a home inspector to do an inspection next week on a 2500 sqft older home near Stratton (near Manchester in Southern VT). Anyone here have experience with a reputable inspection company? How much do they charge? What's the turn-around time to get a report? Should we do water testing and radon, too? We heard that many homes in the area have elevated radon.

We paid $450 for our inspector, and the radon test was additional (I think about $150). We did do radon and water testing, because it can't hurt to know. Radon is fairly common from my understanding, we had slightly high levels in the basement but not enough for remediation. Our turn around time was I think 4-5 days but it was a fairly intensive report. We are up north so not sure if that helps but we used Covered Bridge Home Inspection. I did a lot of searching and read online reviews; we were pretty happy with our inspection.

Not sure if this is still relevant for you but we used Pillar to Post out of Dorset when we bought our vacation home a few months ago in Manchester. They have a website: Scott Stewart - Home Inspector The State of Vermont | Pillar To Post Home Inspectors We had worked with this company in NJ and found them to be very professional. The owner is an engineer and trained home inspector. It was very helpful that we were able to get on their calendar pretty quickly and had their comprehensive report in hand within a few hours after the inspection. Easy to read, color photos in a nice binder. We paid about $550 for a 2400 sqft house, including testing for moisture (they used an infrared camera) and an appliance "recall check". Also had comprehensive water testing and a radon test done. That was extra but for us well worth the money and piece of mind! We were very happy with our inspection and can recommend them.
