I am a teacher in Richmond Virginia with two junk rooms (extra bedrooms) in my home. So of course I need to make extra money because I'm a teacher and my house is too big.

Need some advice about pros/cons of renting a room and also the rules regarding what leeway I have regarding choosing my tenants when I am also residing in the house. As an example, I know I can't discriminate against a family from Kamchatka in my apartment house but what if I just hate Kamchatkans and don't want to live with one? Or, if I'm female and don't want to live with a male. Those would be national origin and sex discrimination issues but aren't I allowed that leeway if I'll be living there too?

Also, just looked at the Virginia State Police Criminal Background Records application and it takes 12-14 days to process it once submitted. Is there an easier way to do this?

Also, any info anyone can give me regarding personal experience with this would be appreciated. Practical, personal experience, that is. I don't need a horrible story that's going to scare me off this scheme because there are always worst-case-scenarios and millions of people do this successfully. I'd rather have practical, helpful, advice that will allow me to maneuver through this process successfully.

I believe that many of the Fair Housing Act rules do not apply to people renting out a room in their house. You do not have to rent to male tenants if you are female.
I would have written rules in place before you even start taking inquiries.
Ask for references and actually contact the folks listed.

Here's a link to Va. Code section 36-96.2 which is part of the Virginia Fair Housing Act. Note subsection B and also use the link to read subdivision A 3 of § 36-96.3 which pertains to advertising.

§ 36-96.2. Exemptions

There is a similar exemption in sect. sec. 803(b)(2) [[42 U.S.C. 3603(b)(2)].
