I posted a similar thread in the NC and SC forums asking for predictions of the next city/town that emerges as a destination in terms of characteristics like good restaurants, shopping and arts/culture within an interesting historic downtown. While not looking for something that's a ghost town currently, rather looking for existing places with existing yet somewhat quiet downtown areas prime for discovery given their favorable geographic locations and/or recent interest in new businesses.

While it's not a "town" I'd definitely say Ashburn as far as recent hot towns in VA are concerned.

As DC sprawl continues to head west, I'd say Winchester will continue to increase in popularity. It has a nice historic downtown with bars and restaurants and plenty open land in the surrounding areas for development. The city's location off of I-81, close proximity to the mountains, reasonable driving distance to Dulles Airport and closer-in Northern Virginia is hard to beat.

I saw that Harrisonburg is growing quite a bit. Hot, not sure about that.

I think that central Springfield (in Fairfax County) has a chance of being "reborn" as a destination to live and work. It's convenient to D.C., Alexandria, and Tysons. It features several major military, government, and civilian employers in the immediate area. It features both road and transit access. And it features an underappreciated grid of streets that could support significant high-density development.

Lynchburg. New performing arts center this fall. Grand new old hotel opening by May. New restaurants and housing all over downtown. Once a ghost town new issue is where to park on weekend nights. Still low COL but get here soon. Downtown Lynchburg Home - Downtown Lynchburg

I had also thought Lynchburg. We recently spent a few days there for a sporting event which was held at Liberty University. You could see the growth and rehab of the downtown.

I will echo this. I have lived in downtown Lynchburg for six years and the change I have witnessed has been dramatic, especially along Jefferson St. and the Bluffwalk. 600+ residential units added, 20 new restaurants and cafes, an amazing hotel restoration with rooftop bar in the works, and $200 million+ in private/public investment and development all since 2012 just in downtown alone. The population has grown dramatically in downtown from 367 in 2012 to around 1,200 today with occupancy rates downtown around 95%. Seems like not a week goes by that there isn't some new restaurant or project announced in downtown these days. According to the Census 2017 Estimate, Lynchburg added just over 1,000 people in from July 2016 - July 2017 making it the fifth fastest growing city in Virginia after Arlington, Alexandria, Richmond, and Chesapeake... This place is booming for sure. The crowds of people I've been seeing downtown especially on weekends is unlike anything I've seen in all my years here... In fact the American Planning Association hosted a symposium here last week that drew 60 planners from around the state to see what downtown Lynchburg has been doing to revitalize its urban core, plan for a more vibrant downtown, and how it can serve as a model for other Virginia cities and towns... Yes Lynchburg.
