Tonight the city council unanimously approved mixed use zoning for the county fairgrounds site. The fairgrounds property is recommended to be divided into three transit oriented neighborhoods of East, West, and Central with a total of 1,100-1,350 residential units. Keep in mind, this is just the recommendation and whichever developer is selected will have specifics on the development later in the process.


West Neighborhood

-750,000-1,200,000 sq ft of mixed use office, retail, residential
-270-370 multifamily dwelling units
-Twelve (12) story height limits


Central Neighborhood

-50,000-150,000 sq ft of mixed use office, retail, residential
-550-650 multifamily, single family attached and detached residential units
-Eight (8) story height limits


East Neighborhood

-Up to 50,000 sq ft mixed use
-270-330 multifamily & single family attached residential units
-Four (4) story height limits

I would like to see an arena with an enterainment district on this site. I think it would be exciting to see more nightlife in this part of Montgomery County.

NYC hasn't collapsed. Don't see why we would. Unlike you guys up there, we have metro, light rail, and commuter rail for our suburb corridor cities. NYC suburbs have nothing but commuter rail which nobody uses for transit other than commuting to their job in the city. Our suburbs aren't going to be that way.

People in Gaithersburg will be able to take the train to anywhere they need to go in the city of Gaithersburg. The Washington Grove Marc site will probably be moved to this site once it's built. That will give Gaithersburg 3 Marc commuter rail stops, 8 light rail stops in a semi circle, 13 and growing Ride On bus routes, and the planned BRT/streetcar down 355 connecting Gaithersburg, Rockville, and White Flint.

You need to realize that this isn't some tiny suburb in NJ. This city will have neighborhoods like any other major city. Lake Forest, Fairgrounds, Olde Town, Kentlands, Watkins Mill, Crown Farm, Washingtonian Center, Science City just to name a few. Real Walkable Neighborhoods with mass transit access. Get used to it. Get out of your car and you won't have to worry about it.

Were not building out in the middle of no where like you are , were building in cities that we already have or well connected cities. Your region cannot in my opinion support this , you have a terrible regional Rail system , your subway system can't seem to handle the daily load , you need to ramp up your systems....meanwhile B-more which has all these systems in place gets little to know action. Reminds me of Newark.....but unlike Maryland , NJ is building in areas that can support the growth...

Thrilled to see Gaithersburg determined to get more uburnized. Love to see more rails, shops, walkable communities, love to get access to anywhere using public transportation. As a Gburg resident, I welcome this urban trend!

Why shouldn't Gaithersburg build their city up and bring more revenue for it's residents? Why shouldn't they increase their tax base? Why shouldn't they add jobs and transit for their residents? Gaithersburg is a city and doesn't answer to anyone but their tax paying residents. Gaithersburg is not a bedroom community for D.C. I think the problem is you are thinking Gaithersburg should create houses for people to commute to D.C. That is not the vision of the city. The vision of the city is have it's citizens work in Gaithersburg instead of commute.

Right...like all the technology jobs that were suppose to bring there in the late 80's, early 90's. They have since taken down the 'technology corridor' sign off of 270.
