My wife and I are wishing to relocate to Montgomery County. We are particularly interested in the North Potomac, Rockville and North Bethesda areas. However, there seems to be dearth of newer single story homes be they condos or single family. Instead, multi-story row homes appears to be the builders' style of choice. Are we missing something? Are these row homes typically constructed in a manner to avoid sound transmission?

Any suggestions for newer single level condos with superior sound insulation would be most appreciated.

Land is so expensive in Montgomery County that it is just not cost effective to build single level residences.

If you or you wife are over 55 years old, I would suggest Leisure World or some 55+ condos in Ellicott City.

If you can accept construction from the 70s and 80s, the are condos along University Blvd in Wheaton and on Connecticut Ave in Chevy Chase.

It is helpful to know you budget and size requirements.

Thank You. That makes sense. We are both over 55+ and anticipate a decline in mobility over the next decade. But we want to be close to mass transit. We require 3 bedrooms and 2 baths with a budget of $600K. We'll proceed with our search and let God place us where God will. Thanks again.

Leisure World has nearby bus service. Wheaton and Chevy Chase have access to Metro rail. You also might find a ranch house in your price range. All areas have access to local Ride-On buses which take you to the nearby rail stations.

There are plenty of single story homes in Wheaton, Silver Spring, Tacoma Park, and even a few the older portion of Rockville. These will not be “new,” however. These are older homes.

Unfortunately in the areas of Montgomery County you are looking in, you won’t find many single story homes. Again, there may be a few in the older Rockville neighborhoods (near Rockville town center), which is not far from North Bethesda (which is actually Rockville). Those houses also usually have great bones, so they renovate nicely and can look “new.”

Take a look at Olney, less traffic congestion but still has shopping options.

Look in the Bel Pre/Aspen Hill area. Our first house (3 beds/2 1/2 baths, about 1500 sf) was off Bel Pre. Single story mixed in with split levels and some two story. Georgia, Connecticut and Viers Mill Road all have public transportation and plenty of shopping nearby.
