Hey all,

I am a big fan of going out in the H Street area and also appreciate the low rents that it currently offers. However, it seems very spotty around H Street.

How far can one stray from the corridor before it gets too sketchy?
From what I can tell it seems like south of H Street is nicer than the north side of it.

One place I looked at is at the corner of Florida & Staples Street. Thoughts?

How far can you stray from H Street and feel safe? That's entirely up to you. When you reach an area where you no longer feel safe, turn back around.

I've been out on H Street a number of times and have never felt threatened or unsafe--but my tolerance and/or feelings may be different from yours. I simply take the standard precautions I take anywhere when I'm out somewhere in the evening: I don't talk or text on my cellphone, don't have earbuds in my ears, and try to walk with someone else whenever possible.

Low rents? That was sarcastic, right? I looked at a 1 bedroom off H Street over the summer and it was twice what I'm paying now in lovely ole SE.

If you walk 2-3 blocks NE you are walking right into Trinidad. Not a place to be! Stay west of 15th and South of I and you should be fine. There is nothing off of H ST, all the spots are on it so you shouldn't have to be on side streets anyways. You can walk south towards Lincoln Park and you will be fine, its a nice neighborhood. I live on 13/E NE, no problems at all! You are right, rent is more affordable there. Nowhere else in the city can you find a 3 bed 2 bath for under $3000 that isn't straight hood
