I originally hoped they'd put Nats Park along NY Ave to accelerate the gentrification eastward and along North Cap, but really starting to like the ballpark neighborhood.
The Yards looks great, and without the fakeness of a lot of new developments. Adjacent areas with the riverwalk, the wading area for kids, the rapidly growing number of bars and restaurants, whole area starting to look much better than I ever expected.
The rebound in Navy Yard development is nuts. I lived in DC at the height of the recession (not as much of a recession in the District but still) and Navy Yard was basically halted completely. I've since left, but was recently back for work and the amount of cranes and site prep was astounding; completely different than the desolation that I remember.
I've lived in Navy Yard for over 3 years now and I enjoy it but its starting to get really busy which I'm not a huge fan of. Baseball fans are annoying and now people are coming in droves for the Friday night concerts and just to hang out by the riverfront.

If you own, there's absolutely nothing you should be complaining about. I think I'm bouncing right before the Wharf finishes up but would love to stay at least for the first year.

I rent. There aren't many buying opportunities in the area unless you want a rowhouse or a condo on New Jersey Ave. Condos are going to be built where the trapeze school is but that's it if you're looking to live right near the water. I liked the area better when it was quieter. It is becoming a destination now which is a little frustrating.
