I'm curious about land prices outside Port Angeles and Clallam Bay

Maybe even Forks, too. I know it's a lot of information. In all cases land/housing outside of the cities is what I'm after. I don't really care if I am 30+ minutes away from the cities, just interested in the region.

Not looking for specifics just what area (N, W, SW) of Mt. Olympus would be good for least price gouging with nice environment.

Go to Windermere Real Estate. search for properties around the town you are interested in. Use the advanced options feature to select only land.

I agree with Sean that using a real estate search engine looking for land should answer your questions- to a degree. Why? Because about 95% of the "hits" you will get will be in PA and Sequim. About 3 or 4% of the results will pop up in Forks (given the recent interest of those seeking Bella). That typically leaves about 1 or 2% of the results for everywhere else on the entire peninsula (excluding the Aberdeen area). So odds are, you're not going to see much show up outside PA or Forks.

Keep in mind that about 2/3 of the peninsula is national park and federal land. Another good chunk is state owned and/or state managed land. Also don't forget about the vast tracts of land the timbers companies own. This means that, for the most part, your purchases are largely limited to the strips of land along the coast line which border the park.

Finding land around PA/Sequim is no problem (I've been avoiding using the word inexpensive for this land though!) Finding land around Forks is not too bad, just not as much to choose from vs. closer in. Finding land elsewhere is tougher. Why? Because these are teeny little towns in very out of the way places, so there is a limited pool of stuff for sale there. This being the case, the relatively small numbers of properties that are sold out in the "west end" are typically sold by word of mouth (look for those "For Sale By Owner" signs).

30+ minutes away from towns such as Sequim or PA is OK with you? Great because an hour and a half to two and a half hours to PA/Sequim (depending upon how far out you are) would be a more realistic driving time.

If you're serious about this, come out for a few weeks and ask around in the areas you're interested in. Keep your eyes peeled for those "For Sale" signs I mentioned. Something might just pop up for you-
