My little farm house on 13 acres of pasture, bought for about 60K back in 1991, is apparently now worth a half-million, according to one real estate gal I know. Maybe anything that does not crack 7 figures is considered "affordable" anymore.

The Seattle metro area is indeed nuts in terms of prices.

well they dont build any affordable small stand alone family homes just 4000 sq ft and up

Perspective indeed, depends on where you come from. People moving here from the Bay Area regularly tell me that the home prices here feel like “half off” to them. Same for NYC relocating people or people from Europe.

I see a lot at 2000 sq ft with no real yard, but even those are upwards of $500k even outside of King county.

Washington state will be one of the last areas to see a housing crash because of the high minimum wage and wealthy transplants. When it does I hope for some sweet deals to choose from. The only good thing about expensive housing is the property is able to prove what it could eventually be worth because it's already shown a high market value.
