So I just got my pre-approval and have FINALLY, after years of waiting out an over-priced market, started to seriously look for a place.

I have a cap of $150K. I'm a single professional looking for a house or town-home. Not really into the idea of a condo. I'm female so safety is an issue. Not really into the club/downtown scene. Don't care about the typical amenities of a club house, pool, tennis courts, etc.

I've seen some good prices at CitySide but I'm a native and know the neighborhood isn't that hot.

I'm having a horrible time finding a decent, affordable neighborhood and am looking for any suggestions. Thanks!

How about Abacoa/Jupiter area? I see 5-6 newer units that would fit your budget and be a nice place to live.
Cityside is decent for the money, but the dues are pretty high. You can pick up a decent place there for 90k though.
Another thing is to make sure your approval is figuring some of your monthly payment towards HOA dues. For some reason some lenders don't figure that in and your approval amount can go down a bit. Also that 150k is where your monthly payment is comfortable every month with taxes, hoa's, insurance etc.

I've wanted to live more in the better area of Village, but it's full of condos. Abacoa is nice, but the area is honestly a little too suburban for me, though it's closer to my job.

My approval is for $150K, but I'm looking more in the $120k range to make room for HOAs and such. Thanks!

There are quite a few townhomes in the Villages. Actually, in your price range as well.

Check out Village of Sandalwood Lakes and Stamford at the Villages. Stamford is a bit newer, nicer.

.... and actually, in addition to townhouses in the Villages, I've seen some single family home listings with huge potential and investment gold in the Southend of West Palm Beach, East of Dixie for like, 140k, with garage. Or, similar single family homes in College Park in Northern Lake Worth. These are non-HOA, well kept neighborhoods.

You have a lot of good options and opportunities and will be withing just a couple miles of downtown WPB and downtown Lake Worth.

Thanks everybody, especiallly TriMT7...I've driven around Stamford a couple of times and it's a cute neighborhood. College park is adorable! A bit far from my job, but I might be willing to drive. Thanks again!
