Dear Real Estate Agent Forum Users,

We are selling our property FSBO and would like to offer compensation to a real estate agent who refers a successful buyer to us.

We have had great interest thus far -- and a number of bids, though we have not yet accepted any. We believe that we have reached all current prospective buyers in our area and wish to broaden our search in the belief that we may still reach a higher sale price.

Our property is in Central Eastern Westchester, in an excellent town that is off the beaten path. We need to drive buyers from the easier to commute but less value oriented lower Westchester towns to ours which offers much more for a home.

Thus if you are an agent focusing on or based in lower Westchester (particularly the towns of Eastchester, Greenburgh, New Rochelle, Mamaroneck, Pelham, White Plains, Port Chester or the river towns), we invite you to contact us to review the property in question and to learn about the compensation we are willing to offer so that you may pitch our alternative to your suitable prospective buyers.

Are the bids that you have received totally unacceptable, or are they being worked through? If there is a good amount of interest and several bids, why come here?

Not totally unacceptable, but we have said bring all offers so as you expect they are not as high as the bidders can go and we are not countering at this stage.

House is listed for only 2 weeks.

House is highly desireable relative to the other listings / homes in the area -- and we are willing to sell below such other listings offered prices.

Our goal now is to maximize sale price, the process is promising thus far.

I do wish you luck with your sale. As they say in the Real Estate world, "the first offer is usually the best offer." You may want to keep that in mind. Typically in the home selling arena, if you are receiving several bids, and they are coming in within roughly the same price point, then be aware the market is talking to you. Today's savvy buyers have many venues they can go to for calculating what they deem as a fair price. When I priced my home in Westchester during the decline of the housing market, I priced it at exactly where the last most suitable comparative sold for. Not more, not less. I received an offer in less than 24 hours on the market, and three offers in three days. The house sold for $15,000 over asking price. That was in 2009. The strategy worked. Best of luck to you.
