I know there were similar old threads but things change and I wanted to get the current perspective of people about these areas. I am looking at houses in areas in New Rochelle (Hamilton Ave) , Mt Vernon (Pennington School District), Scarsdale and Yonkers/Crestwood areas. I would appreciate if someone could give me pros and cons of each areas, and esp if you could compare it to couple of areas in LI with smaller commute times (Franklin Square and Valley Stream). I don't have any kids of my own, but I care about the schools because they make it easier to sell the houses later on.

I also don't understand why taxes in Mt Vernon are so high when the schools are rated so low, esp AB Davis.
I looked at some places in Bronxville PO Yonkers too, but did not like the prices there.

I will need to commute to the upper/mid east side everyday, which makes GCT better, but I also like LI better than W due to the beaches, so that kind of ties up the score in that department... comments? suggestions?

In terms of schools vs. value-for-money, I would say the Village of Valley Stream would be the best of the above choices.

Thanks! Looking into Valley stream now, but overall the realtors are warning against it. They say the area has gone down... also the commute will be bad cause I need to get to the east side...

btw I live in Forest Hills right now and would love nothing more than to buy something here... unfortunately, the prices are just too crazy (no, I don't really care about the schools right now: no kids)

Why just limit to Franklin Square and Valley Stream in LI? Why not consider areas like Floral Park as well, which has a better commute time, and better schools.

As far as your Westchester neighborhood choices, Scarsdale is in another realm as far as both cost of living and school performance. If that area fits within your budget, then there's no reason to look much further for commute + schools.
