I need some advice on, how staying close to a dry retention pond will affect the future re-sale of the house.

Let me start with county map of the Avondale Neighborhood, which shows the property I am considering ( highlighted in yellow ), and the dry retention pond ( circled in blue ):

I have highlighted in light blue the lot in question, for easier identification.

Can the experts in the forum or people with experience advise on the following :

1) If purchasing this lot and building a home here, will have adverse affects due to its proximity to the "dry retention pond" ( as claimed by DR Horton sales reps ) ?

On the internet ppl seems to be concerned, however this is the only empty lot on that row that is available and I have seen houses around retention pond, being sold with no issues in other neighborhoods.

2) Would being that close to a retention pond ( even though on a small hill as shown ) be any hindrance to enjoying the backyard ?

I have a small kid/toddler, and plan to fence the backyard, for his safety. However I have concerns with mosquitoes or other kind of nuisances.

In general if you have any other suggestions about purchasing a home in Avondale neighborhood ( I chose this neighborhood because of proximity to Elementary school, and proximity to my work location ( South park mall ), and the (seemingly)affordable prices ).

I am open to any other decent neighborhoods with a good elementary as well, as long as it is not expensive and the school has no record of bullying minority kids ( we are one ).
