Hey There
Having a hard time figuring out which subdivisions have the best for our situation...we have 2 boys...one 4 and one 2 years old....we are looking for a good subdivision...either in Tega Cay, Lake Wylie or Fort Mill around $400,000..any ideas?

Default Lake Wylie Subdivisions

Here are some of the subdivisions in the Lake Wylie area that might suit you.

River Hills - Older but very desireable
Oakton - New development
The Landing - established development and very desireable
Mill Creek Falls
Patrick Place
Lake Forest
Catawba Crest
Handsmill
Sunset Ridge
Masons Crossing
Tioga Pointe

These are the ones that come to mind right away. The town of Lake Wylie is unincorporated and enjoys a very favorable tax rate. It is in the desireable Clover Schools district. I am sure that LovesMountains will be giving you the updated info on Fort Mill and Tega Cay.

If there are particular criteria you are looking for in a subdivision, post them here and we can make more specific recommendations.

I like the reserve at gold hill, regent park, baxter village, bridgemill....to name a few.
If you can give a little more info about what you are looking for in a neighborhood, we could be more helpful.

Springfield in Fort Mill. Amazing activities for families with kids. There is a golf course in the community as well.

Sutton Place off Sutton Rd behind Baxter. Several houses for sale in a recently closed out neighborhood so excellent opportunity for value. Lots and lots of kids that age in the neighborhood.

I live in The Landing and we have a neighborhood website if you'd like to view it:
www.thelandingonlakewylie.com. There's a link for homes for sale which I try to keep updated. Right now, our lowest priced house is $399,999 and our highest is $1.149 million which is on the water. Our HOA dues are approximately $900/year and that includes the use of the pool and walking trails. On the referenced website, I have pictures of these amenities that include walking trails and a neighborhood playground under the "facilities" tab. We have lots of social functions including movie nights at the playground, pool parties, halloween and easter festivals and adult wine tastings and socials. We have dynamic mix of residents from retired empty nesters, to working empty nesters, to parents with older kids, to parents with younger kids, and young professionals that either want children in the future or are content without children. There are approximately 220 houses.

I would certainly recommend looking at the taxes on comparable houses in all areas. Like its been stated previously, taxes in LKW are lower because we are unincorporated. There's no guarantee that will not ever change but it was considered several years ago and was not passed.

I do know Ryan is building a new neighborhood called Somerset that is advertising a really nice amenities package. Ryan Homes - Somerset At Autumn Cove - Lake Wylie, SC

Have fun looking. We too looked in lots of communities already mentioned but liked the lot sizes in our neighborhood (min 1/2 acres) and the trees. Originally developed by Crescent, they focused on keeping as many trees as they could. We felt the dues were appropriate for what we got. Some places you have to pay additional to have access to the pool and with 2 boys ourselves, we spent a lot of time at the pool

Somerset at Autumn Cove is across the street from a very good Elementary School and the high end homes are priced just under $400,000. You can get alot of bang for your buck in SC
That said however, this part of the neighborhood is very new and very undeveloped. If you are looking for developed and desirable I would suggest the Rear section of Mill Creek Falls, or The Landing which is fully developed and has wonderful social outlets

try ryan homes at fair oaks for new construction.
Try knightsbridge for resales.
Both have great location and amenities.

Check out our subdivision on Lake Wylie, across from Tega Cay. Sunset Point Homeowners Association Web Site. We have a really nice community with pool overlooking Lake Wylie, boat storage, picnic area and beach.
