Description: Richland Place Inc. is a Tennessee not-for-profit corporation that consists of a 136-apartment continuing-care retirement community attached to a licensed, 131-bed long-term health care center. It is on the site of the former Richland Country Club near I-440 at West End Avenue. The community bills itself as “a distinctive luxury retirement community designed for successful, active seniors over the age of 55.” Entry fees start around $215,000 depending upon the unit square footage; this fee is entirely refundable within the first 4 months and 90 percent refundable after 10 months. Monthly service fees include 1 chef-prepared meal a day, weekly housekeeping, and flat linen service; apartment, building, and grounds maintenance; scheduled transportation; apartment insurance; property taxes; all utilities except phone and cable TV; additional storage space; and a medical-alert system. The fees also cover such activities as fitness programs in the fitness center and long-term health care services, which are provided in a semiprivate accommodation in the project’s health care center for up to 180 days a year with a lifetime maximum of 360 days at no additional charge.Richland Place also has walking paths that meander through 7 acres; an investment center with real-time price quotations and computers for stock trading; an indoor swimming pool designed like a Roman spa with marble columns and floor; a restaurant, deli, soda fountain, and sundries shop; on-site banking; a pharmacy; a laundry; dry-cleaning pickup; postal facilities; and storage. Apartments feature recessed fixtures, crown moldings, state-of-the-art appliances, carpeting throughout, decorator wallpaper, brass bathroom fixtures, dining room chandeliers, and 9-foot ceilings. Entry gates are monitored by closed-circuit TV.
