Here are my criteria:

Minimum 4 usable acres (no steep slopes, etc.). Must be accessible by road, and in winter, by 4 wheel drive truck with chains. Mature timber on property, suitable for building cabin or A-frame. NOT in a flood plain. Private. Feasible for drilled well (no contaminated groundwater, etc.). Any ideas on the minimum price for something like this on the peninsula?

PS- I'm partial to the peninsula because I'm a horticulturist, and I want to be able to grow a lot of perennials, etc. The closer to the water, the better as the temps don't get so cold.

Maybe look up Tracy Prior- Premier Real Estate which is who we used, but I used her site for years before moving up due to her site lets you on the MLS with a bunch of parameters and cities to look rather easily and start your search...you can pick multiple areas, acreage, existing, etc...

Should be just that scenario down around Ninilchik, Anchor Point or Homer.

You can search www.alaskarealestate.com and www.landinalaska.com Those are two good places to look in addiition to craigslist.

Sometimes you will find good properties by wandering down that way and looking at the postings outside the stores and shops.

sent you a PM with the Realtor we used. We liked her very much...I found out the owner by using the Kenai Borough site map parcel look up and negotiated the price with the owner. Did all transaction of purchase by email/fax and bank transfer. We did know the piece of property so it was not a blind buy.

Thank you blueflames50, and everyone for being so helpful. I've begun checking out the areas suggested by Rance using some of the links provided. I definitely want to get up there and look around, but I just wanted to get some ideas in terms of prices. Other things I'll need to consider are proximity to groceries and supplies amongst other things. I like to be rural, but not so remote that I'm cutoff from "society" so to speak. The price of diesel fuel is always a consideration, too, as I'm sure we'll see some more spikes in the future.

Anything on the peninsula is doable with shopping on the peninsula...I think Rance's suggestions are great for what you are looking for, but sent you the link to get on the MLS...if in Homer you have stores, Anchor Point is close to Homer... if in Ninilchik or further north, Soldotna is only about 45 minutes give or take... We looked down by Ninilchik before moving up, but his job was in Kenai so not so feasible to drive everyday...we agreed to closer to town in the end... If no job concerns, I would have loved Ninilchik

OK I know your posts are old BUT I also know you are not there yet sooooo...... I purchased 2 1 acre parcels, that will have to be off-grid, for 30,000. Probably a little high but it was an owner finance with 0 interest. It is outside of Kasilof. Just to give you an idea. I looked at other sales in the area and some were 5,000 cheaper but some were similar and even higher. I really liked this one so I am ok with the price. Really interested in your move. I plan to move back up in another year or so.
