wow, there lower there then in Ma, I JUST checked with my bank, there 3.35 , 30 yr

hope to see them even drop lower before i buy in AZ in few months.

The Rates offered on bankrate are sometimes bait n switch, check Desert Schools FCU for "real world" rates.

I'm locking into a 3.75 here soon. I could go down to a 3.2 if I wanted. What you aren't told until you look into these low,low teaser rates (3.2 and below) is how many points you'll pay to get it (I was told 2 points) unless you go to something like a 5/1 that can be had in the high 2's.
Points are ok I guess if you plan on living in the house long enough to hit break even but most people don't nowadays.

Teaser rates do occur, but the reality is the rate depends to some degree on the person. To another on the institution. And to yet another on the property and location.
