Hello..I am looking for the house to buy in Forsyth county,cumming. The subdivision is new, named 'Maristone' by centex home. Can anybody give me the advice about the location of this subdivision.The house is more for the money you pay here.Most of the houses are 3 sided bricks and average price is $300 for 4 bed/4 bath.I am really concerned about this.Anybody who knows about the location of this sundivision,please share with me.

I have a friend who looked at that subdivision. What are your concerns again? Do you think its too pricey?

My concern is prices are low. If you see nearby subdivisions which are old but pricy.n maristone I am amazed to see that you get a house with 3 sided bricks,large sq ft area,5 bed ,4 full bath for very resonale price. What could be the reason for low price? That's my concern is!

It's priced low because it's Forsyth, the traffic going up GA-400 past exit 9 is horrendous and the distance from Atlanta.

My Another concern!
Lots of house's backyard faces to GA 400. Lot of noise comes because of ga 400. My concern is even if that is ok with me,will there be problem for reselling the house in future? Can anybody comment on this? OR GA-400 (HIGHWAY) ONLY COULD BE THE RESON FOR LOW PRICES????

I asked. My friends who looked at that subdivison moved further out because they wanted a bigger house. The houses in Maristone seem to come with all the upgrades, granite, stainless steel, etc. I think the neighborhood is fine.

As long as YOUR house doesn't back up to 400 I don't see it as a problem. A nice thing about 400 is they require the buffer so you won't be right up to the hwy. Centex builds a very nice home and it is definitely a buyer's market right now and they are a huge company so they can afford to "push" their homes more now than smaller companies. There is alot of construction coming that way with the expansion of 400 and the brige at exit 13 but you can easily get down to McFarland to hop onto 400.

I'm right across the street and traffic isn't worse than Roswell, Alpharetta, Gwinnett, etc. Shiloh is a great school (if you have elementary kids) and the middle school is just opening this year. South Forsyth High is also a great school.

I looked at Maristone, and thought the traffic noise from 400 would be too much of an issue no matter where your house sat in that neighborhood.

However, I am more sensitive to noise than others.

Your real estate agent should easily be able to help you with all of those questions....

Have you previewed the houses in this community and compared them to others in the area to come up with reasons for the price discrepancy?

It could be any number of things.

You can do better with $300k in S Forsyth Co than a Centex home in that itty bitty "neighborhood" with it's questionable location right beside GA400.
