I have moved to Decatur about 9 months ago and love it here. I am now looking to purchase something in Decatur or Avondale Estates. I want to be as close to downtown Decatur that I can afford, either house or condo or the like. I've been looking at the Stratford Green area / subdivision. There seems to be some good deals there.

Can anyone tell me about that area? Crime, people, ect...

Or any other suggestions on what areas to look.

I'm 46 single white male.

A mixed bag is all I have to say. I don't see its fortunes rising anytime soon.

If you are looking at not-quite-Decatur, maybe Kirkwood might have more potential to appreciate.

Also, there are are condos and townhomes as you go further North on Clairemont between North Decatur and Scott Bvd. Emory Gardens are converted 1960 1 and two bedroom apartments in a pretty wooded area. Ordinarilly I would expect for the 2BR 1000sft to sell in the 100K range, but all that are currently listed for sale on Zillow are in th 30 to 60K range (foreclosures). They have a small pool, and (not so secure) storage areas. I don't think that new owners can rent them out. At 100K I would not expect for them to appreciate much, but I would think that anything under 70K would be a good deal. The 1 BRs are much smaller, and always sold for much less. I lived there from 96 to 2000, and thought that they were pretty good and incredibly convenient. Some are nicely rennovated, some are not. Even at 100K you are a very short walk to nicer resturants and grocery shopping and a longer walk to Decatur and Emory U. If I did not have kids, I would be very interested in living there again (then again, at 50K a pop maybe you could buy a whole building for 200K and give each of the kids their own flat!)
Edit: Also, I believe that this is one of the areas that the City of Decatur is coveting for annexation. If that were to happen (not likely in the near future), I believe that values would go through the roof.

Not happening. That annexation push has fizzled.
