If you live there, you live near all the great things happening and about to happen in Atlanta. Despite Boulevard...

I live in a condo walking distance to the park on the beltline. Theres Condos on Glen Iris and Ralph McGill but I really hope some of these apartments like Boho, PCM apts and the 755 North Ave apartments get converted to Condos within the next 3 to 5 years. I think a more even mixture of both would be a better long term economic benefit for this community. Condos usually are maintained better than apartments in the long 20 to 30 year scope.

As I read the quote my thought was completely different - whether that many rental units will change the makeup of the neighborhood for the good (more people, shops, activity) or bad - more rif raft, crime etc. The neighborhood needs owners placing roots down just as much as apartments. But they won't sit empty anymore than they do in Midtown or any of the other top neighborhoods in town.

New real estate can go either way. Everything is rainbows and bunnies for the first year or two, but if growth and sales cannot be sustained then new construction can become a large population center almost exclusively for low income housing (I am of the opinion that a mixture is best).

Hopefully, this will help drive rents down from their current highs.
