I lived in Grant Park for a while and spent a good bit of time in East Atlanta. This was around the time of the murder at the Standard on Memorial. I didn't really get the feel when I would hang out down, but when I lived in the area I found out it had a really hard edge. The area right around the EA village is run over with homeless people and there was a rash on crimes by teenage gangs. A friend of mine got held up in Glenwood Park. But still, people want to move intown and this area is more affordable than Midtown or Highlands.

Those looking at EAV want to be able to walk to the gritty bars in the village.
Funny and true

Sounds like the rent roll at the Alexan will fill up with some gritty, urban straight dudes who aren't afraid of anything and don't like fraternities.

They'll still be suburban wannabes, but at the first sign of urban life, they will not renew their lease and talk about how dangerous it is.
