Hi everyone

We are potentially relocating to Atlanta. My husband would be working in Buckhead. We were in ATL last weekend and the realtor was great, but our heads are spinning!

Here's where we are starting:
Budget of $650,000
Would like younger, swim/tennis community
Schools very important - have a 5th grade boy
Commute time sounds like it will be ugly, so we have tentatively ruled out Milton

I guess are biggest question is which suburbs in Alpharetta and Roswell do you guys think would work for us? We seemed to have found that a lot of homes in those towns were all built in the 1990's and need some serious updating. But we were more concerned that due to the age of these neighborhoods - the kid factor was hit or miss. We saw a house on a great cul-de-sac but the other 4 homes were all empty nesters.

We are coming from a neighborhood where the homes are all less than 10 years old and there are kids everywhere riding their bikes, knocking on your door after school to get your kids, etc. We didn't get that feel in ATL yet.

Are there subdivisions that you guys know of that have lots of kids?

At your price point, I would accept the extra 10 minutes in commuting and head for Milton. But there are some new developments going up on the Alpharetta border, the one I'm thinking of is on Providence Rd at the corner of Bates. Maybe called "Hearthstone"? It will have swim and tennis. There are several new developments on Mid-Broadwell also in that price range.

If you want a neighborhood already loaded with kids, check out Edenwilde off of Arnold Mill. It's under your price, but nice. There is a back entrance so don't let Arnold Mill traffic scare you off.

You should also look in Sandy Springs. The commute from Alpharetta or Roswell to Buckhead is not going to be fun.

Agree with this, and would also suggest East Cobb, parts of Smyrna and even areas of Buckhead and other intown neighborhoods, if you're willing to accept a smaller house or one that needs updating. With a budget of $650k, there should be plenty of areas that meet your budget, have large kid-friendly neighborhoods and still allow you to have a reasonable commute. There's great stuff in Milton and elsewhere in extreme North Fulton, but with your budget, you shouldn't have to accept a terrible commute if you don't want to.

Look at newer subdivisions on the Alpharetta/S. Forsyth border (McFarland/ exit 12) tons of newer construction & families. Commute time wise isn't that much further.

Also check out Oxford Mill & Hampton Hall subdivisions in (Alpharetta/Johns Creek)

Yes. I personally know plenty of neighborhoods in the Timber Ridge Elementary zone that have lots of kids. Great schools, shopping, parks, etc.

School (mostly) are county based,

So if you live in Fulton You would be in Fulton county Schools (In the area you are looking, very good), Forsyth county (Very Good) , Cobb (There are good, and very good, so have to watch where you live).

Thanks everyone for the information. We are a few steps closer in closing the deal and moving.

Also, thanks for bringing Walton High School to my attention - it has great ratings. That area gets us a whole lot closer to work in Buckhead.

We are in a nice neighborhood where we live now, but discovered AFTER we moved in, that there are not nearly as many kids as we thought there might be. That is very important to me. Love having built-in friends in the neighborhood - both for the kids and the adults.
