"In the same month College Park charged to the Final Four in its Curbed Cup debut, the airport-adjacent ITP city has debuted its first new multifamily community in almost a half-century.

Business leaders and developers this week toasted a new upscale complex of 109 apartments, ThePad on Harvard, which stands 400 feet from College Park’s MARTA station and boasts Google Fiber connectivity. Thus, developers are referring to the $16-million private venture as a TOD, and rightly so.

It’s the city’s first new apartment cluster since 1969..."

“Now leasing, ThePad offers studios (north of $1,000) up to two-bedroom apartments with upscale amenities.

Average rent for ThePad’s apartments is $1,404 — or what officials call 'hundreds less per month than similar communities in other parts of Metro Atlanta.'”

That's wild. The days of Atlanta being known as a big, cheap city are obviously coming to a close.

Those prices are a little expensive for College Park but I'm sure they will have no problem getting leased. Being close to Marta is always a plus.

I don't think so seeing as the average house in Downtown College Park sells for 300,000 plus.

Maybe this will better set MARTA up to put in TOD on their property? I saw some complaining about how the area lacks amenities to justify the price, but I think this is a step towards that very environment. Here's hoping them the best, and perhaps hoping the prices come down just a bit.

Part of the problem is that the College Park station is directly under the flight path of the northernmost runway.

Nothing like opening those windows for the fresh aroma of get fuel. Im sure one of Delta's many MD88's will always remind the residents how close they are from the runway.

Perhaps, or perhaps there will be enough people willing to deal with it that it won't be much a problem? I suppose it depends on how it's priced.

We'll have to keep an eye on the occupancy rates.

I was referring to the development of the station's existing parking lots, which are directly under the flight path. I believe there may be FAA restrictions on development that would preclude buildings there.
