Not a bad idea. I'm just wondering if it makes sense to buy rental property in Pittsburgh right now. The prices are a steal given its proximity to Downtown/Midtown. Being next to Adair Park helps as well. Just wonder how many more years it will take before the median income of the neighborhood increases significantly and it becomes the new hot spot.
That's always the gamble. We bought our house in "Upper Westside"/Bolton area based on the up-and-coming status of it, with all sorts of new development planned. We planned on living there for about five years then selling and moving on. That was in 2005. It never up-and-came until last year, and now development is happening all around us.

That does look nice, but I was thinking quite a bit more dense. I would certainly take that over the empty ex-industrial lot it is now.

Damn...I just spent some more time on Google Maps, and it's incredible how much real estate there is along the southern Beltline ripe for redevelopment. Easily room for tens of thousands to live and work with a decent mix of housing. Yes, a few businesses (mostly trucking and car-storage) would be displaced, but this is prime land, minutes from Downtown.

I don't understand your question, or rather, the point of it. It is a glorified sidewalk...with a lot of crumbling buildings and open land around it prime for development. Even without the Beltline running though it, I'd see much of that area as prime for development.
