There are some fantastic schools districted to Midtown (Morningside/ Springdale Park Elementaries) even Inman Middle and Grady High are considered to be some of the top schools within Atlanta Public Schools. That said, Downtown Decatur IS indeed a "small town urban setting" around their historic courthouse square. It REALLY is "dense and walkable" there including the aforementioned grocery store (Kroger on Commerce Drive, Shield's Market on the square). The MARTA station is literally underneath the old Dekalb County Courthouse on the square. In Midtown, by the way, it would be a highrise condo on the Peachtree, West Peachtree, Spring Street corridors, not necessarily "townhomes" for the most part, although there are many cute vintage single family historical homes (with enormous price tags) on many of the side streets of Midtown (numbered streets) especially east of Peachtree.

Shield's Market moved to Emory Village years ago.

No good sidewalks? NOT true. Most of the intown neighborhoods already mentioned have sidewalks--and many have decent to great schools. Inman Park et al. Some of Morningside has side walks--and very good schools.

South Buckhead has sidewalks--Garden Hills, Peachtree Hills, Brookwood--and good to great schools.

She could do Atlantic Station if that's her vibe--truly walkable to EVERYTHING including grocery store. And sidewalks? Atlantic Station *is* sidewalks. Atlantic Station's zoned elementary school is not highly regarded but the middle and high school (Inman and Grady) certainly are.

Some of the intown Atlanta neighborhoods are very hilly which detracts from the walkability but don't believe the "no sidewalks" statement. Many n'hoods do have them.

We actually walked around Atlantic Station today (I'm usually in and out of there; Dillards or the AMC) for the first time in about three years. The area is beginning to acquire a 'lived in' look that is appealing, and the feeling on the streets was diverse and upbeat. The retailers were welcoming and professional to a one, and the retail and entertainment mix felt more interesting than I remembered.
The OP should definitely give it a look-see.

The public schools in Midtown are arguably the best in APS--and for investment purposes that qualifies as "fantastic"--Realistically, the elementary schools are at least very goood and the middle and high school are probably good enough for most folks --great for a lot folks, but not a great fit for a significant number of others.

There are definitely townhomes west of Piedmont Park below 14th.

I didn't say "no sidewalks." I said no good sidewalks. Atlantic Station may be the exception. But the sidewalks are pretty poorly maintained.

I stand corrected on the Elementary schools. I see that midtown is mostly zoned to Morningside. I thought it was Centennial or Hope-Hill.

Isn't most of Atlantic Station zoned to Springdale Park or am I mistaken. Seems like a very nice school to me. Further south, downtown, it is Centennial, which may be less desirable, but has a unique k-8th set-up.
