Price hikes in what’s traditionally been a bastion of relative ITP affordability stretch beyond downtown Chamblee’s Antique Row, a longstanding concentration of antique stores. Development of potentially regional impact has spread into neighboring Doraville, with the most visible example being Assembly Yards, a 165-acre mixed-use project on the site of the former General Motors plant.

Doraville’s median list price per square foot is $176, compared to Dunwoody’s $201, and Brookhaven’s $242. Chamblee has crept up and is now $200.

Though communities as disparate as Hapeville, Scottdale, and Whittier Mill Village are also relatively affordable and ITP, Chamblee and Doraville have greater transit connectivity than most of metro Atlanta.

Gentrification is in full swing in both places. I just hope it doesn't push out what has defined those two cities recently: the large, working class, immigrant population. I don't think we will be so lucky though.

Chamblee and Doraville are flat on fire.

I was out in Chamblee the other day and barely recognized the place, what with all those new apartments everywhere. Housing costs are as bad as intown -- 1960s ranch houses are bringing $500K and up.

Yep.

A year or two ago, one day I was fed up with traffic and announced, "We're looking at houses in Chamblee!"

I found one in a price range we could afford and we went and looked at it. My wife and I both looked at each other, laughed, and said, "If this is what 400 grand gets you in Chamblee, they can keep it!"

And their food!! Buford Highway is basically why I live in Atlanta lol

I don't see Doraville changing for a long time. There's lots of small, older houses that don't necessarily have a lot of charm.

In Chamblee, however, there are so many old apartments that are being replaced as well as older houses.

A mini-city slated for the site of a shuttered General Motors plant — one of metro Atlanta’s largest redevelopment efforts — is finally coming into full view.

The mixed-used project known as Assembly will soon welcome its first company to occupy space on the 165-acre campus. In the next few weeks, Serta Simmons Bedding is set to move in, consolidating its headquarters and bringing more than 500 employees.
