Me and my wife found this subdivison in Cumming, GA.... It looks very family friendly and we liked the lake very much....we are looking at the houses in this subdivision...but the houses are about five or so younger than the houses in alpharetta....the house prices are very competitive...

What do you think about the price appreciation in this area in the next five years?

The biggest difference will be your taxes. Alpharetta/Milton/Johns Creek is Fulton Co.
Long Lake is in unincorporated Forsyth Co.
Long Lake is a Pulte development. When they were first started it was marketed as a 1st time move-up house. As compared to Brookwood (Pulte's first venture in Forsyth Co.) which was a starter home development.
Though I haven't been that way in a while- I know the widening of 141 through that area had been an on again/off again project- don't know if it's done now or not.

Long Lake is not bad. If you are looking in there, may as well flesh it all out in South Forsyth and look in a bunch of others. I can give you a list if you like.

You question was price appreciation. My personal opinion on this is to just try to cover yourself best you can by buying as aggressively as possible. Find properties with distressed prices and drive them even lower.

The problem is your question really is a question about the overall state of the economy and there's no answer right now. Prices can't go up until they stop going down and bottom. Even this has not happened yet and can't until the economy is healthy again.

Is that one year out or 10 years out, nobody knows.

I think Cumming is a great area and will continue to grow. As stated in the previous post it's impossible to know what will happen next and right now the entire real estate market is in question, but life goes on and we just have to make the best most educated choices possible. Longlake seems to be a good community. However, do your research carefully and get that great deal. I would suggest looking for some great deals in Windermere, Three Chimneys, Brandon Hall, etc. (this list goes on and on since I really don't know your price range, but I'm assuming 320-350ish).

Hi

We are on the look out for a single family home in JohnsCreek/Alpharetta/Cumming area and found this new community with good schools,and great floor plan.. Any inputs on this builder Lowes Properties ? The subdivision seems to be very calm and just a walk to Avenues of Forsyth and also walk to excellent elem/middle schools right across the community and best of all is under 2 miles for 400. down side is no tennis only pool and community center.For more info New Homes in Cumming* GA
We are getting around 3500 sqft with basement for under 340K ! Lots of options like wooden living level,deck,patio etc.. what say you all ?

Sounds interesting. . . you should post this in a new thread.
I may check into this as well. We will be moving to the area within the next 6 months or so. A new subdivision with vacant lots is a scary thought!
