David Johnston works at The Marketplace and has seen the buildings around it change.

"Farmhaus on the corner of our block that whole building was restored in the time that I've been there and that great restaurant opened."

Its new restaurants, like Farmhaus, and a desire to work downtown that is filling up the buildings on Broad Street.

"You've just got a lot of office users that want to come back downtown and we're also seeing fast-casual dining,” said Margaret Woodard of the Downtown Development Authority.

Some of the restaurant owners downtown are the ones contributing to even more growth in the area.

"Fat Man's has purchased a building on the 1000 block of the CVB and they're going to open up a concept there and then Sole Augusta has purchased property on lower Broad."

New projects like the Hyatt and the Georgia Cyber Innovation Center are raising the cost of buildings around them.

“Projects around the big project stimulators are selling at about 27% above the price value.”

As the area grows and attracts more people, older businesses are changing the way they operate.

"It has changed the focus of our hours because you know these are people who are coming back from a workday somewhere, business travelers mostly, or convention travelers and they've been somewhere all day."

Now it’s only a matter of time before the growth spreads.

"The growth is going to go towards the river and the growth is going to go towards Walton Way."

Right now, only 20% of the 60 buildings for office space are vacant on Broad, which means they could be sold but haven’t been fixed up yet. Also, 96% of the housing available is being used, so the Downtown Development Authority says they are working to get more projects downtown involving housing, which is their biggest need.

Augusta officials declined to comment due to pending agreements, but Wednesday morning a building mover was dismantling newer additions to the former Trinity CME church at Eighth and Taylor streets, in preparation to move it a few hundred yards away.

“They don’t want the additions over the years – they only want the original building,” said John Landers Jr., a third-generation building mover from Ellenwood, Ga. “We’ll fabricate a type of trailer underneath the building, and underneath the trailer, we’ll put dollies and roll it across the street.”

Preparation is key to keeping the 125-year-old structure intact during the move and may take months, Landers said, estimating spring or summer before the church is moved.

A new apartment complex is being proposed for the Harrisburg neighborhood at the corner of Heard and Heckle.

Quote:
Well, it might not look down for too much longer. GSC Construction hopes to rezone what was once the Board of Education building on Heckle and Heard.

It’s a warehouse now, but if the rezoning is approved, it will transform into apartments with 20 here and 23 there.

"What it needs...to come in and just clean the whole place up.”

The deal gets even sweeter, a pool and picnic area are in the works too.

But as good as it looks, some neighbors worry the neighborhood may never turn around
