I appealed recently when I bought my house for less than the appraised value, and it was super easy. I only had to send over the settlement statement and they knocked the appraisal down to the sale price. It did take TCAD 4 months to respond in the first place, though...

Owlman, That is pretty common after someone moves into a house if they protest it upon moving in. A sales contract is always an honored value ticket for obvious reasons. I noticed some values go up and some just stayed the same. Odd to me given I argue it every year and somewhat familiar with the process. Mine went up and everyone around me stayed the same like I mentioned. Not sure what to make of that. From my observation and experience, fix up your home on the outside(replace trim, new windows, paint, new roof) and they go up on your property value. Seems like you have to keep the outside looking like crap and spend the money on the inside to get any help from TCAD.

I bought my house for $205,000 in 2009, and TCAD valued the house at $295,000, so of course I protested. Last year, I presented TCAD with the closing statement, and they refused to change their valuation! I ended up having to go through Texas Pro Tax Advisers to cut through the TCAD bureaucracy and get my home's value down to the price I paid for it.
