We are moving our family of 7 to the Austin area the beginning of June and our house is currently 2100 square feet of total living space. Do you know what the average square feet of living space is for a lower cost home? I don't mean a shack but some thing in the $650-$850 price range.
I'm concerned at how much furniture we have and not having enough room for it? Trying to decide what can stay and what should go before we haul it down.

Hmm, for under $850 you're not going to find much square feet in Austin. You can get some 2-bed 1000-ish square ft apartments for that, and probably some 1950s small (like 700-800 sq ft) houses in meh areas. Probably have to look in far out exurbs if you need the space.

I have a 1300 SF, 3 bdrm, 2 bath home in SW Austin that is leased for $1300, I could probably get more but we like the tenants who are there. Rents are at an all time high in Austin. It would be crowded for 7 people. I would definitely charge more for the extra wear and tear.

Amen. My friend lives East of I-35, north of downtown, in a 980 sq ft, 2 BR house that is typical in that neighborhood, built around 1950. $1500/month

I'll guess you'll have to go at least a half hour outside Austin, and probably outside Travis County, to find something in the price range you mentioned.

Where the heck do you live now? Rentals are available in all sizes but $650 to 850 might get you a 2 bedroom if you are lucky. If you plan to move 7 people here and that is your housing budget I would seriously reconsider. The last house I rented in NW Austin a few years ago was a duplex $1250 for 3x2 1500 sqft and that place is probably 1500 now. A friend was renting recently in Cedar Park 3x2.5 around 1200 sqft for $1200.

Good luck. Austin is NOT an inexpensive city....add at least $200 a month for utilities alone.

Oh, NO! I'm sorry, We are a family of seven but , only two of the teens will be living with us. The others are going to college and renting their own little apartment. But when they all are home for weekends or holidays, I wanted an idea of space. We actually do not want a house IN Austin. We love the country life and gardening, so an outskirt is definately in our best interest. It is just that looking at craigslist and homesearch, everything seems so small. We plan to buy our own home after we get through with college and then we will have a much better idea of where we want to stay and of course expenses will be so much different. For the first few years we will not be too fussy on space and luxury. Sorry, for the confusion there. We love posting on this forum for our questions. It has been so helpful. We have been to Texas but never Austin, so as you can imagine our quest for as much knowledge of the city and the communities surrounding it are invaluable to us right now. You are our eyes and ears. And we so appreciate them so much.

You might consider finding a space outside the city limits....perhaps off hwy 290 west towards dripping springs, or 290 east towards manor or elgin. Both allow for pretty quick commutes into central Austin (30 minutes). Also depends on what type of property you want: apartment, townhouse, house, etc. Count on 3 bedrooms max even in these outlying areas.

look at austinhomesearch.com and on the website you can choose to find rentals. You might want to look into Leander or Hutto in the north and Buda or Kyle to the south. Good luck.
