I have been watching the real estate listings in SW Austin for the past year or so, and now that we are actually ready to buy, everything is flying off the market. Last year houses were sitting on the market for months. We have put an offer on a Circle C house, and one on a VAWO house, and got outbid on both. However, there was only ONE other offer on the VAWO house, and multiple offers on the Circle C house. Is it going to be easier for me to snag a VAWO house than a Circle C house? Also, do you think that things will slow down once the spring/summer period ends? We are not in a hurry, other than wanting to take advantage of interest rates, so a fall/winter move would be fine with us if we could get a better deal. Or at least be the only offer on a house!

Depending on what you want and if you are not in a hurry, you could try new construction in Circle C. Avana still has new construction going in and there is one planned east of there (Grey Rock) but that probably wouldn't fit your timeline. Google Standard Pacific Avana and contact them, they should be able to finish a place in 6-7 months.

I wouldn't wait too long if I were you, though. Tough to say what will happen to the market just as it's tough to say when interest rates are going up.

I saw two "soon to be on the market" signs and one "for sale" sign up in Legend Oaks yesterday.

I do like a few houses in Legend Oaks, but I was hoping for something a little newer, and that went to Gorzycki Middle School. I would not rule out a great Legend Oaks house, though. Do you remember where they were located?

I believe they were 1 each on Richard King Trail, Henry Kinney Row and Isaac Pryor Drive.

I did look at Avana, but that is out of our price range for the size house we want. Very pretty houses, though!

From what I've heard, SW Austin is hot. Total price stability if not price appreciation. I would buy now if I were you. I don't expect prices to come down. Houses in my area are getting offers within days or just a few weeks.

Im going to make a prediction.

Im predicting a lot of buyer remorse about 12 months from now. All the existing 20-30 year old houses in town that were gobbled up in a panic are going to create demand for new construction at the same price. People will kick themselves for not waiting 12-24 months and getting a new house instead. They will find out that thw houses they bought are more expensive to upkeep than the new ones being built. Rates will still be under 5% for another 2 years. Long enough for those who delayed gratification.
