Hello all,

Your forum is truly a gift to newcomers! We are looking at a house in Belterra in D.S. area. Have read many posts about the "community' propane system, but have not seen any real data. Can anyone offer their average propane costs in that sub for XXXX sq ft. house?

Wife will be working from home so also interested in broadband internet choices. Looks like U-Verse is out; is that right? Is Time Warner the only game in town?

Right now we have Sprint cell service and I was barely able to get a voice signal in Belterra this weekend (much less 3G or God forbid 4G!) However, just across 290 (Hertiage Oaks maybe) I got rock solid everything. Anyone from Belterra have great experience with a wireless specifically there? Any hope for true 4G?

Lastly, does anyone have Belterra HOA and Deed restrictions available online?

We use the same propane company. In winter, in a 4000 sq ft house, our friend over there was paying I think less than 200 a month to keep her house at 68. Our house, 4000 sq ft, would be 500-800 to heat over here at that temp. We have a lot of windows and high ceilings and perhaps our furnace is super inefficient.
Our a/c isnt bad in the heat of the summer. At 77/76 night in the heat of the summer, our highest bill is $315. We also use the same elec co as Belterra.
Something is definitely wrong with that picture, but my point is, it varies on the house. The stupid deposit for this coming is $250 or so. They just changed it so you won't get it back for TWO YEARS. Hate this company.

The restrictive covenants are provided under the forms/documents tab at the HOA website. Belterra HOA

We moved into Belterra in February of 2012. We're right around 3000 sqft and haven't found the propane too expensive. We don't have much to compare it too, but our highest propane bill was this past February at $260, with the preceding January coming in second at $180.

We probably had the house between 68F and 70F during that time. In case it makes a different, Highland built the home and we are using one of those Nest thermostats.


U-Verse is available here too, we've had the service since January. Had TW before that and have had no problems with either service.


Our neighbor has Sprint and has also complained of terrible reception. I believe he may have talked Sprint into providing some sort of wifi device that either boosts his signal or re-routes his called over internet instead of using the cell towers. I can't remember the details of that, but you might try talking to Sprint about that. They probably won't give it out easily though!

We have T-mobile and have no reception or service problems at all. 4G 100% of the time.
