1. Get a realtor to help you with this process.

2. EVERYTHING is negotiable. Everything.

3. Upgrades will vary wildly depending on what is "standard" in your home vs. what you're looking for. One house might be $2,000 to upgrade to granite - another could be $6,000. Same goes for flooring. Prior to going under contract or negotiating any prices, ask for a price list that details all of the available upgrades and what they cost. Sit down and decide exactly what you "must have", "Like to have" and "nice to have", price it all out and then start negotiating with the builder.

4. Get a realtor. Seriously.

i paid Base Price + upgrade as my final price. Most all new home builders do not discount their base price. This is done to not **** off the people that already bought their houses. They do offer incentives to reduce the upgrade cost though. I was given 10K off for using their recommended lender (there are two), which i plan on using them to knock 10k of my upgrade cost.

I spent a total of 50K on upgrades (will be 40K if i use their lender). Most of the cost for upgrades were for upgraded granite, tiles throughout house, Wood floors in study only, and turning the media into a bedroom with an additional bathroom. Most people spend 30-60K on upgrades. Streetman Homes base prices are higher than other builders, but a lot of things that come standard on a Streetman Home are upgrades that you have to pay for other builders.

I would also recommend getting a realtor. i did not and i regret that. You do NOT have to pay for the realtor. Streetman Home will pay the realtor a 3% commission, but if you don't use a realtor, than Streetman Home essentially profits from not having to pay the realtor. You could probably even find a realtor that will return 1-2% of the commission that Streetman pays them back to you since you did all the work in finding the house that you want already.

Did you buy from Streetman? Hmm, sounds like you got a bum deal. 10K in upgrades. Yeah, Streetman stinks when it comes to negotiating. Most of the builders in SW Austin are offering way more incentives than 10K in upgrades. Did you use a realtor, if so, they must not be the best at negotiating. You should have at least shot for 1/2 off of upgrades. Hope your home value appreciates.
