Hello,

We are selling our home in Leander, and I was wondering what is the average amount of showings people tend to go though before getting an offer? We just put the home on the market and we have had a few showings, but just wondering what the average is?

This is the first weekend on the market.

Sold our house in Leander last year. Two showings and got an offer from the first person who went thru. Sold the first weekend. I studied the market for about a month before the house went up for sale. You have to be realistic on price. Another house on our street, same floor plan took over six months to sell because it was priced too high. Finally sold almost to the dollar as ours.

From my experience . Your house will go on the market. A mob of people will show up first day. Then you will have multiple offers . You will sell it in two days max .

Our pflugerville home got a contract in 48 hours. No mob of people. Probably four people came through and two made offers. This was in early February. It all comes down to price and desirability of your neighborhood.

If you want hard data, ask your realtor, they can show you the average days on the market for homes in your exact location, size, condition, etc. If it is priced well, it should go fast.

Price it right and you'll get an offer in 1-2 days. Price it wrong and it will never sell. Simple as that.

People like to joke that the 3 most important factors in real estate are location, location, and location. They're wrong.

The *only* thing that matters in real estate (residential or commercial) is price/value.
