Hello again friends! So my husband and I are absolutely in heaven with our move to Georgetown and we love our current home. But! In a few years time, we would really like the option to live on a larger lot and build our dream home. We are trying to avoid purchasing a lot in a subdivision. All of the lots we have looked at around Georgetown that are in planned communities/subdivisions either ask enormous amounts of money for their lots, and/or they require you go with their builder and floor plans. I understand why they do this, but we want to build OUR dream home, not the subdivision's pre-approved dream home. We would also like the option to own chickens, and most subdivisions have HOAs that don't allow this. Which is really unfortunate. We had backyard chickens in WI and they were delicious! I know it sounds morbid, but I would really like the option to eat my own chickens again! So now we are looking to purchase land directly from an individual who might be interested in selling us a small lot. We are looking to spend $100,000 on the purchase of the property, so I figured 1 to 2 acres was about right for that amount, but we are willing to take what we can get! We would really like to stay as close to Georgetown as possible, so we are not interested in land all the way out by Killeen, Temple, Lampasas, etc. If you or anyone you know might be interested in selling us a piece of property near Georgetown, please message me! It is possible to find up to ten acres relatively close to Georgetown, I look for it for clients all the time. You'll most likely want to look east, though there are a few in the Florence area (most in one subdivision on 10+ acre lots - I had a client looking so might have the CCR's around here, don't recall that they were particularly onerous and pretty sure that chickens as well as other livestock are allowed). The Taylor/Circleville general area might have something, as well - it often does. Sometimes something pops up in the Jarrell area (20 minutes from the Square - I know this because I live in the country outside of Jarrell and my office is at 5th and Austin Avenue).

I can't remember the name of the company (they like to use different names for each project), but their ads pop up on tv and facebook/instagram a lot. They buy large ranches, then split them up into 5-25 acre lots.


I think this current one is them: The Ranches at Canyon Creek Land for Sale in Texas


You might be able to call them and ask if they have other ranches in the pipeline.

Thank you so much for the responses! You two are always so helpful. We have looked at quite a few of the subdivided ranches, but many of them are either insanely expensive (company markup) or they are reasonably priced lot wise, but they get you with restrictions on approved builders and floor plans, which, shockingly, are outrageously priced themselves. That's why we are trying to avoid purchasing land from a corporation and seek out the individual land owner. If we can give our money to an actual local person, as apposed to some giant investment firm, we would much rather do that! As far as location is concerned, if we could stay as close as humanely possible to Georgetown, we would love that. Honestly, we love Georgetown so much. We are already members of local groups and go to church here. We are members at the rec-center and I now foster for the Williamson County Animal Shelter. We are SO happy we moved here and never want to leave!!!!

Almost everything that my clients look at is not in a subdivision, so they are out there. Keep in mind that if you get five acres or more, you might be able to find something that has its ag valuation which would make the taxes dramatically lower.
