Hello, I am a young professional moving to Austin. I don't want to move in to an apartment complex where there are a lot of college kids because I am in my early thirties, and I am beyond the drunk all nighter parties etc. I also don't want to commute an hour to work. So does anyone have any suggestions regarding where to live or where NOT to live. I am lost on this!

where are you going to work? That determines what part of town you should live in.

The area of Austin that has the highest concentration of college students would be approxinately the perimeter that is north of MLK, south of 29th Street, west of I-35 and east of North Lamar. That's pretty much the district of UT. UT has right at 50,000 students. So, if you have issues with college students, that is the area of Austin that you will most want to avoid.

There are also quite a few college students in the area around Riverside Drive east of I-35. There is a UT Bus that goes in that area and picks up students to take to UT. I think also there is a Capital Metro bus that transports students back and forth between East Riverside Drive and UT. That would be the 2nd area of Austin you might want to avoid if you have issues with college students.

I'm in zip code 78745 in Far South Central Austin, south of Wm Cannon, north of Dittmar, east of Manchaca Road and west of South 1st Street, and nothing in this part of Austin "feels" like a college town. If you didn't know any better, you'd never know that a 50,000 student university is a mere 7 to 8 miles a way. This area of Austin is made up mostly of blue collar working middle class Hispanics and whites and smaller percentages of blacks, Asians, Indians, and Middle Easterners.

This is a young man's town, not really any place is safe from the ubiquitous drunken all nighter. I'd reconsider my plans if I were you.

South of the River on the West side has a lot of young professionals. Yes, there are a lot of bars, but there are a lot of restaurants and stores and it's very walk-able. There will be many college people there, but more 20 & 30 somethings that allow them to afford the neighborhood as it's not cheap.
