Hi there! My husband and I are looking for a new home in the Austin area and have found a floorplan by Kimball Homes that we really like. It's available in Round Rock for $163, or in Brushy Creek for $147... Is Round Rock really *that* more desirable than Brushy? Or, is Brushy Creek really that *undesirable*?

Any insight would be appreciated!!

Which subdivision in Round Rock?
What is the square footage of the floor plan?

In Round Rock, it's the Shadow Pointe subdivision. And the floorplan (the Halifax, fwiw) is a 1-story and 2065 sq ft.

According to the Kimball Hill web site, the base price for that model in Silver Oak (Brushy Creek Area) is $187,990. KH has one pending sale of that floor plan in Silver Oak that was listed for +/- $216,000.

The base price in Shadow Pointe is $163,990. Unfortunately that sub. is new and isn't or hasn't yet put any data into MLS.

As to the price differences...

Silver Oak is Leander ISD
Shadow Pointe is Round Rock ISD

I don't know what, if any differences there may be in lot sizes and/or community amenities. If you're looking for floor plan/price over location then the choice seems to be clear.

If you have school age kids and/or job location to consider, then that's a different matter.

Each community has its + and - points regarding location...some traffic issues with either location, but that may or may not be a factor depending on your situation and how you perceive traffic depending on your present location/experiences with same.

Both are good communities. The builder may be offering more upscale finish out in one vs the other as well. Talk to the sales office people.

Sorry I couldn't be more help but maybe this will help a little.

Wow--- that's really interesting... how did you know that the floorplan was in Silver Oak? Everytime we would click on the Halifax located in "The Enclave of Brushy Creek", we'd get an error message. Also, is the "Enclave" the same as Silver Oak?

HI,

HUBBY COULD POSSIBLY TRANSFER TO TEMPLE THROUGH HIS JOB. WE CURRENTLY LIVE IN THE HIGH DESERT OF CALIFORNIA AND ARE LOOKING TO GET OUT! HAVE 3 SMALL KIDDOS AND NEED TO UPGRADE OUR HOUSING, CAN'T DO THAT HERE ON ONE INCOME ANYMORE. SO COULD ANYONE OFFER ANY INFO ON TEMPLE, KILEEN, HARKER HEIGHTS, BELTON, ETC. WE DON'T MIND COMMUNTING DEPENDING ON TRAFFIC.

JUST HOW HOT DOES IT GET THERE? WHAT DOES HOMESTEAD EXEMPTION MEAN? WE ARE LOOKING FOR A PLEASANT AREA WITH GREAT SCHOOLS AND LOTS OF AMENITIES TO RAISE OUR KIDS. NO MORE GRAFFITI, GANGS, HIGH HOUSING AND GENERAL LACK OF MANNERS.

This is exactly why we left Los Angeles and moved to Houston. I don't know what homestead expemption is, but I think you'll be happy in Texas!

Ahhh....things become clearer now. There are MULTIPLE subdivisions which use part or all of the name 'Brushy Creek'. I searched on Kimball Hill and located their tract in Brushy Creek in the Leander ISD.

You are looking at 'The Enclave at Brushy Creek' which is actually in the Hutto area. That explains the price difference between this sub. and the Shadow Pointe sub in Round Rock. Nothing wrong with Hutto. BUT it is growing RAPIDLY as development moves out from Round Rock. You may find (or may not...it depends ) that the Hutto subdivison doesn't have all the city built infrastructure in the subdivision. You MAY have septic systems instead of sewer, a MUD or private water source, etc. These are things which you can check out and which may or may not apply. Generally, though, housing prices in Hutto will be lower than in Round Rock...as of the current date. There is a toll road and other road improvements going through parts of or near Hutto which are bringing a lot of development to the Hutto area. And land is currently cheaper there than in Round Rock...so the difference in pricing. Also Hutto is more of a commute (by a few minutes) into Austin or Round Rock area shopping and/or employment centers.

Actually the Kimball Hill web site doesn't show them to have any units in The Enclave, so you may be mixing and matching similar size units from different builders. Other builders could have a unit by the same name, eg "Halifax".

Look at Belton and Salado. Also Temple. Military based market fluctuations make the Killeen and Harker Heights markets more 'iffy' for you...unless you're military.

Belton ISD highly regarded.

CAREFUL OF: Subdivisions which allow investor owned properties

Subdivision which offer low/nothing down financing

Still plenty of foreclosure activity in these markets. It's not CA, so prices will be more reasonable, but you will NOT see the kind of wild market appreciation you may have been accustomed to there...so don't overpay thinking the market will cover your backside.

Thanks ThomasG for your input. It sure helps to get the locals opinion on areas. My hubby would be working in Temple. I saw on the web today a Centex development called Windmill Farms over by Lake Belton that just opened two weeks ago. It looked very nice, but it is hard to determine on the internet what a place is really like.
