Yes, that's what I noticed - $500K home in Orlando will be around $400 per month less than $500K home in Austin, because of higher taxes. Not to mention, for $500K in Orlando you can get 5bdr, 2700sqft+ and nice patio with a pool (example: https://tinyurl.com/tddebn55). Not doable in Austin right now.

It seems that to make the jump, and having $140K currently, the minimum should be closer to $180K (and I'm still not sure). If not more (if one wants to keep maxing 401k and don't decrease standard of living).

Do you currently have this type of home in Orlando please. Sorry I'm not from either location, but want to look at both of those. I am amazed at this difference. But if you have a house in Orlando that seems to be the best scenario to me. Orlando is so nice, I know they have very nice livable suburbs in the north (and south in Kissimmee/st cloud etc). Seems comparable to Austin too.

Yes, I bought my current house (2700sqft, 6bdr, pool) for $300K in November, 2016. Now estimated worth is around $380K. With mortgage below $1900 monthly, it makes it VERY hard to join this real estate madness in Austin.

If you're interested in Orlando, 32829 zip code has good home prices. Kissimmee and St Cloud are also good options, as you said.

Even in an average location around Austin, that would likely be listed @ $500k and would sell for much more.

There was one home we really liked, listed for $525K:

It went to pending status in 2 days, and now I see it got removed from the market. Probably the owner will re-list it soon at $600K or something . Crazy.

Or someone paid cash and it already closed. Guarantee you that house did or will sell for way more than $525K.

They bumped my offer from $160K to $190K. I think I will try Austin in this case, this should be more than enough to cover the difference.

The only question remains: buy now, when everything is so hot, or hope to buy cheaper in October / November...

How old are your kids? Are they middle or high school aged? Will making a move like that be hard on them? Do you do extracurricular activities or enjoy the extra things that so many Otoole like that eats into regular everyday budgets? Like gym, dance classes, swim, football, soccer, etc? I know the city of Austin proper is trying to speed up construction by changing the permitting process, but I really only see the market getting worse. And I’d things are going for way over asking, even at that budget and knowing your kids, will it be an okay move for y’all? I don’t know you or your family personally, but, made a big move like that in the late 90s as a middle schooler and still think that I’m recovering from it.

No kids so far, my wife is much younger than me - but maybe next year? So the move will be much easier for me. And we're simple - I'm happy spending time reading a book on a patio. That's why I would be happy with some greenery / nature and no noise, or very low noise (already looking where the airport is, had some bad luck in Orlando because of that).

Friend of mine who got the offer last year is pushing me for Leander, but I see that commute is not perfect, and prices already very high.

If you need to commute downtown, I'd look south or east rather than north. In general the city sprawls much further north than any other direction, so I wouldn't recommend living on that side unless you work there as well. I think the areas south of 71 / 290 would fit your budget. Whether that's worth it over Orlando I can't say.
