It’s certainly it’s own district but isn’t it entirely owned by Simon Group? I like domain, but it seems like it is its own island of corporate gentrification and as soon as you leave it’s general area, you’re back into the reality of that area.

There’s certain areas over the hills north of MLK that you can see it’s skyline. Also from Tech Ridge Pkwy near the Dell Campus approaching I-35. It’s pretty impressive how much has changed there over the time I’ve been here.

Is Domain and the entities that inhabit it entirely owned by Simon Group?

When I hear “The Domain” I don’t just assume the shipping area that is owned by Simon. I think of the geographic area. I don’t think that the parking lot that they’re speaking of is “Domain” proper. It’s Domain adjacent, just like my PT who I see on Denton near metric and Rutland is advertised as being “near the domain.” I’ve only been to two FC games and I parked at one of those locations, so that’s a loss. I would hope that some of these units would be designated “Affordable” but that’s all subjective these days.

Yup. No matter how big it gets it’ll always be a suburban-like town center development much like Memorial City-City Centre in Houston.

For me it's not even that. Suburban Mixed-Use developments like Domain are pretty common all over the country. There are plenty in DFW, like Legacy, Southlake Town Square, ect .. .. Avalon in Alpharetta GA is similar in some respect with the exception that there's no bar-scene or major anchor stores like Nordstrom, Neiman Marcus or Macy's there.. ..but its also in walking distance to downtown Alpharetta and is a fairly upscale area. I can see why places like Domain exist, so suburbanites do not have to go to the core for urban shopping.

For sure. The key will be building density around the red line and making service better and more frequent on CapMetro so they have a direct reliable transit connection to the urban core.

When we visited in '07, then moved here in '08, it looked like a war zone(no offense) everywhere except the main "street". Rubble surrounded the place and you had to drive through some run-down areas just to get there.

I get what you saying. However, having lived in Atlanta and now live in DFW, the Domain is a much more ambitious development than Avalon, the former covers over 300 acres while the latter is 86. Avalon is is more shopping/dining focused. The Domain is also more residential friendly and more entertainment oriented than Legacy West in Plano; its also has more room to expand than Legacy. Also, unlike Avalon and Legacy, the Domain is not in the suburbs, its 11 miles from central Austin in the city limits. I see the Domain as being more like Hudson Yards in NYC

Eh, Domain's setting is suburban in my opinion. It is an urban oasis in the middle of a suburban setting. That plus it still relies heavily on suburban infrastructure to function hence being littered with large parking garages.. and I have nothing against this, but its location is suburban.. ..It is not in a different municipality than Downtown, but the development patterns outside of Domain itself are low density housing & commercial, apartments along Duval, Shopping plaza's along Braker Ln, and office/industrial along Metric Blvd.

I agree that it is more residential friendly than Avalon but that wasn't the point I was trying to get at. I was stating that the location of mixed use developments in suburban settings are not uncommon.

The Domain is not like Hudson Yards. Hudson Yards is directly connected to the urban core in a way the domain is not. The domain is kind of an island of urbanity in a sea of suburban development. Sure it’s more multi family oriented than Legacy and Avalon but it still serves the same purpose as those 2. If your criteria is only city proper then I’d say the Domain is much more like CityCentre/Memorial city area in Houston (11 miles from downtown) than Hudson Yards.
